Perlit % 90`ın üzerindeki toplam gözenekliliği ve %60 dolayındaki havalanma gözenekliliği ile toprağın havalanmasını sağlar, drenajını düzenler. Perlit infiltrasyonu arttırır, buharlaşmayı azaltır. Sulamada ekonomi sağlar. İnorgonik olmasından dolayı yabancı ot tohumu ve hastalık taşımaz. Çözünebilir iyonların yok denecek kadar az olması nedeniyle tuzluluk ve alkalilik yönünden herhangi bir sorun yaratmaz. Nötr (pH=6,5-7,5) oluşu ve düşük kimyasal tanponluğu ile ortam pH`ını kolayca düzenler. Isı İletkenliği düşük olduğundan, bitkinin günlük sıcaklık değişimlerinden zarar görmesini en aza indirger. Topraksız tarımda; sterilizasyondan sonra yapısının bozulmaması, üst üste 6 yıl kullanım şansı getirir. Erken ürün almayı sağlar. Fide köklerinde zedelenme ve kayıpları önler.
